It covers everything we need to reference you in line with the Tenant Fees Act 2019, right-to-rent rules and the Renters’ Rights Act. Guidance notes for completion
- Complete every section. Do not leave blanks — write ‘N/A’ where a question does not apply.
- Every person aged 18 or over who will live at the property must be named as an applicant, including non-financial occupiers (for right-to-rent purposes). You can add up to two applicants on this form — if there are more, please call us.
- Guarantors, where required, must complete their own form and provide the same supporting documents as an applicant.
- Answer all questions honestly — false or misleading information may result in forfeiture of your holding deposit under Schedule 2 of the Tenant Fees Act 2019 and may constitute an offence under the Fraud Act 2006.
- If you have adverse credit, gaps in employment, or anything else you would like us to understand in context, tell us in the disclosures section — early disclosure helps us present your application to the landlord.
Supporting documents required
We need four items from every applicant (and every guarantor). Please upload clear scans or photos securely using this form — do not email copies of your ID separately.
- Photographic ID — British and Irish citizens: current passport, or birth certificate plus photocard driving licence. EU/EEA/Swiss citizens: EU Settlement Scheme share code plus passport or national ID card. Other nationals: Home Office share code plus passport, or a biometric residence permit or current visa.
- Proof of current address — dated within the last three months: utility bill, Council Tax bill, bank statement or HMRC/DWP correspondence. Mobile phone bills are not accepted.
- Proof of income — employed: last three payslips plus P60 or employer reference. Self-employed: SA302 and tax year overview, or accountant-prepared accounts. Company directors: as self-employed plus company accounts. Retired: pension statements. Students: enrolment letter plus a UK-based guarantor.
- Last month’s bank statement — full statement (not a screenshot) showing your name, income credits and regular outgoings.
