Solicitor referrals
A good solicitor can make the difference between a smooth transaction and a frustrating one. We work with a number of reputable, experienced conveyancing firms across Liverpool and Wigan who share our commitment to clear communication and honest service.
If you do not already have a solicitor in mind, we are happy to introduce you to one of our trusted partners. They will handle the legal work involved in buying, selling or letting a property — including contract preparation, searches, enquiries and exchange — keeping you informed at every stage.
Important note: Sidney & Co Estate Agents are not solicitors and do not provide legal advice. Any solicitor referral is purely an introduction to an independent firm. You are free to choose your own solicitor, and any legal advice you receive will be provided by them directly.
Mortgage advice through Equation Financial
For most buyers, arranging a mortgage is one of the biggest parts of the moving process. We work closely with our partner mortgage broker, Equation Financial, to help you find a mortgage solution that fits your circumstances.
Equation Financial is an independent mortgage broker with access to a wide range of lenders. They can help first-time buyers, home movers, landlords and remortgagers compare products, understand affordability and secure a mortgage offer in good time.
They can assist with:

- Home mover and remortgage products
- Buy-to-let and portfolio finance
- Protection and insurance advice
Important note: Sidney & Co Estate Agents do not provide mortgage advice and are not authorised to do so. Equation Financial is a separate, independent company. Any mortgage or protection advice is provided directly by them, and fees or terms will apply in accordance with their own agreement with you. We recommend you confirm their status and charges before proceeding.
Survey & valuation
Before you commit to a purchase, it is wise to understand the true condition of the property. We can arrange for a professional survey or valuation to be carried out by a qualified, independent surveyor, giving you the facts you need to make a confident decision.
Survey options typically include:
- Condition report — a concise overview of the property's condition, suitable for newer homes in good order.
- HomeBuyer report — a more detailed survey that highlights defects, repairs and ongoing maintenance issues.
- Building survey — the most comprehensive option, ideal for older, unusual or properties in need of renovation.
- Independent valuation — a formal market valuation, often required for probate, tax, matrimonial or secured lending purposes.
Important note: Sidney & Co Estate Agents are not surveyors. Any survey or formal valuation must be carried out by a qualified, independent professional. We are happy to arrange an introduction, but the surveyor works directly for you and their report is separate from any estate agency service we provide.

Referral fee disclosure
In line with The Property Ombudsman Code of Practice and National Trading Standards guidance on material information, we want to be upfront about referrals. Sidney & Co may receive a referral fee of up to £200 per instruction if you choose to use a solicitor we introduce. The amount and the recipient will be disclosed to you in writing before you decide whether to proceed. You are always free to choose your own solicitor and are under no obligation to use anyone we suggest.
We do not receive referral fees, commissions or other benefits for introducing you to Equation Financial for mortgage advice, or for arranging a survey or valuation with an independent surveyor. These introductions are made purely for your convenience.
